Hotel Trio + Citrine Apartments

Hotel Trio is a 126-room hotel in the heart of the wine country just a 3-minute drive from the Healdsburg Plaza, operated by Marriott as a Residence Inn.  The hotel features universally accessible landscape amenities including a pool with shaded pool-side seating, a bocce court, outdoor lounge areas with fire pits, a shaded outdoor dining terrace, and grilling stations for guests.  The public-facing Dry Creek Road frontage features additional outdoor terraces with fire pits associated with the hotel’s bar and cafe, as well as built-in shaded bus stop seating and bicycle parking.

In order to help meet the community’s needs for affordable housing, and as a part of the entitlement requirements, the mixed use development also includes the neighboring Citrine Apartments.  The two developments share a shaded parking area and fire circulation, as well as the Foss Creek frontage to the west, and a portion of the Foss Creek Trail pedestrian and bike linkage, in the former railroad right of way to the east.  A comprehensive water-wise planting design helps to blur the lines between the two properties.

The Citrine Apartments include 37 dwellings with a portion set aside as low-income housing, featuring a bridge entry over Foss Creek, native and riparian plant material in the Foss Creek setback area vetted by the Russian River Keepers, and a landscaped courtyard with play lawn, tot lot, and outdoor communal grilling and dining areas. The multi-family Citrine Apartments was awarded a Gold Nugget Grand Award by the panel at the 2019 Pacific Coast Builders Conference as 2019’s “Best Affordable Housing Community 30-60 DU/Acre.”
